Our story & ethos
Ibbetas Property Group is dedicated to developing and repurposing a wide variety of buildings from small tired homes right through to large commercial spaces. Which after development will cater to a wide range of affordability levels and needs. We try hard on every development to always maintain a high standard of quality and luxury at whatever budget range the project is aimed at. We approach each project on an individual basis, firstly evaluating the unique merits and end potential of the project as well as looking for the characterful features that we can maintain or bring back to life as focal points. Every project is carefully hand selected after undergoing thorough market analysis and due diligence to make sure the best possible returns can be achieved. We develop many different projects on both residential and commercial. The projects we do go right through from small 2-bed terrace conversions all the way up to our particular favourite of large country houses and barn conversions then on the commercial side we go from small shops with uppers and offices right through to larger old industrial mill spaces or warehouses, which we particular like to turn into bespoke luxury apartments or multiple affordable studio units.
Ibbetas Property Group was founded by our 2 directors, Aldan and Sarah, who have been involved together in the property development and renovation business for almost three decades. They have built up a healthy property portfolio and have a wealth of landlord experience. Their business acumen and experience and passion for property has helped lead them to build an established and very well experienced internal property team within the business that helps build great relationships and work seamlessly with external contractors and professionals, which include: Planning Consultants, Architects, Structural Engineers, Cost Consultants, H&S Consultants, Designers, Project Managers, Solicitors, Financiers, Private Investors, Building Contractors, and many others.

Property is like the small seed that turns into the mighty oak.
How it all started
Aldan & Sarah started their property venture at only 18 in 1995 when they rented their first flat together. Normally in your first rental you would just move your personal belongings in and be happy with that, but not these guys! They decided (without asking the landlords consent) to rip all the landlord's carpets out, sand all of the floors to bare wood, replace all of the dark wood skirting boards and architraves, strip all the doors back to bare pine and repaint all the walls. Obviously, this did not go down too well with the landlord even though it was agreed it was a huge improvement for the landlord.
Now they had a taste for renovation and needed to feed their property ambition with one of their own. They then went on to buy their first house at age 20 for £45k and then they completely internally and externally remodelled that property to sell on for a healthy profit and move on to their next modestly larger property at age 22. Immediately they started pulling it apart and making improvements everywhere doing all the work themselves, and within 14 months they were on the move again. Their property journey was really getting started now and after a few more developments with them only aged 25 they embarked upon a large country house in need of much refurbishment and modernisation,It was at that point they decided that this property was a much bigger project and was going to take some time and a whole lot of cash to get it to its full potential.
So to keep the wheels turning at full speed they decided to open a property renovation / flipping company and in 2005 they started doing smaller properties purchased mainly from auctions. This continued for a number of years until they reached a point where the projects were getting bigger and bigger.
During the summer of 2006 on a family holiday in Spain they saw an advertisement for a "place in the sun" this got them thinking and within 1 month of returning home they had got themselves a Spanish mortgage and a property to renovate and modernise in Marbella. Even on their holidays they just could not stop doing up houses!
Then in 2012 they decided to change course in business and join in with the internet boom. They sold off most of their properties leaving only a few buy to let rentals.
At this point in 2012 they also decided to sell the large country pad they had lovingly restored and extended massively over the last several years for quite a bit more than double the purchase price which gave them a healthy profit.
A few months after getting stuck into their new business venture of online retail they decided they had not completely finished in property renovation and could handle one more big project in the background of their completely new business venture as you do!!
The next project (home) they acquired was an un mortgageable (due to dry rot) medium size country house again in a tranquil greenbelt setting. Quickly they set to work planning and designing. This was swiftly followed by a comprehensive remodelling and complete rebuilding also massively extending the property including going underneath, leaving only 3 walls and part of the roof remaining as planning would not allow them to completely pull it down and rebuild. This took some time to get where they wanted it and not to mention the 3 acres of overgrown grounds which they encompassed into the curtilage which they then manicured into something quite exceptional.
During this time their online retail business kept growing which led them to move business premises 6 times over the course of 10 years and with that came 6 refurbishments of commercial properties to squeeze in.
It was at about this point they were weary of the non stop 24/7 online retail business and decided enough was enough and to stick with what they had always loved, Property!
During the transition away from the online retail business they decided to have a clean slate and do it all again and sell their current labour of love, the almost self built home.
The hard work had paid off though and the value of this property had way more than doubled again in value and finally this smashed easily through the barrier they had always dreamed of.
This was when Ibbetas was born. Aldan & Sarah have now gone on to build a fantastic property team around them with the knowledge experience and capability to take on any projects and deliver exceptional results.
